Our goal is that your experience will be of a quality that you will want to tell all your friends and neighbors about our services. Toward that end, the following is an outline of how we recommend working together. Though not exhaustive, it can serve as a helpful guide:

  1. Call us to schedule an appointment to meet at your home. (NO CHARGE)
  2. Prior to the appointment, we will call you for a brief pre-appointment phone interview in which we will gather information that will help us prepare for the appointment at your home and make sure that the time is as productive as possible. (NO CHARGE)
  3. At the actual appointment at your home we will start by walking your house, and talking about your needs and goals. Then we will sit down and review your options based on what we see in the house. We’ll also talk about a preliminary budget range that will help us prepare a proposal that makes the most sense for your particular situation. (NO CHARGE)
  4. During the proposal stage we will provide you with either (a) a fixed price estimate to perform the work, or (b) on more complicated jobs, a two-phased proposal consisting of (1) Project Definition Phase, and (2) Build Phase.

Typically, the phases break down as follows:

Definition Phase

(a) research/confirmation of zoning regulations including building restriction lines, HOA covenants, and other parameters that will impact what you can do on your lot

(b) evaluation of your existing house and how the remodeling/addition project will impact existing structural and mechanical components,

(c) exploration and refinement of one or two design concepts that meet your stated goals for the project

(d) production of preliminary scaled drawings of your existing house with proposed modifications/additions shown,

(e) development of a project budget based on the above information gathered.

Average Cost Range: $750-$5,000 depending on size of project (applied as deposit at Build Phase)

Build Phase

(a) Develop and sign the construction agreement to remodel your home based on what we learned in the Project Definition Phase (fixed price contract).

(b) Produce Construction Documents (CDs) that we can get a building permit for and build from. These drawings will show a variety of helpful information including things like cross sections, interior and exterior elevations, floorplans, and foundation plans varying in content depending on the size and complexity of your project.

(c) Client review of drawings with redline opportunities of ¼ scale drawings.

(d) Value-engineering and “Green-engineering” through expert review of construction documents and existing house.

(e) Define every material and color specification for your new space(s). (flooring, appliances, countertops, cabinetry, moulding, paint, stone, brick, mantles, light fixtures, plumbing fixtures, etc…).

(f) Implement any required financing (construction/perm loan, etc…).

(g) Develop a detailed project schedule with a kick-off meeting of key players and regular updates throughout the construction.

(h) Manage government approvals including attaining a building permit and meeting with on-site inspectors.

(i) Ready the site for construction.

(j) Build with our award-winning team of master builders and expert subcontractors!

(k) Post-construction “punch list” (our goal is to see fewer than five items on this remaining items list!)
